A First-Timer's Guide to Luxury Villas in Austria
Luxury villas in Austria come in two very different forms, and choosing between them is the first decision a first-time visitor makes. Our collection has seven homes: five alpine chalets around Kitzbühel in Tyrol, and two lakefront villas on Lake Wörthersee in Carinthia, in the south of the country. One is a mountain trip; the other is a lake summer.
Austria is a compact, landlocked country where the Alps shape much of the landscape. For many travelers, it's the country of Vienna's palaces and Salzburg's music. Those are wonderful, but the private-home version of Austria is found in the mountains and on the lakes. That's where our villas in Austria are, and that's the Austria this guide covers.
What First-Time Visitors Should Know About Austria
Austria rewards travelers who like order, quality and nature in equal measure. Towns are tidy and well kept, mountain infrastructure is excellent and the countryside feels carefully looked after. The official language is German, the currency is the euro, and English is widely spoken in the main visitor areas.
A few things surprise first-timers:
- It's a year-round destination. Winter means skiing, but summer brings hiking, swimming in alpine lakes and long evenings outdoors.
- Mountain and lake trips feel very different. A Kitzbühel chalet and a Wörthersee villa are a long drive apart and suit different seasons.
- Wellness is part of the culture. Saunas and steam rooms are common in alpine homes, and many of ours have full private spas.
- Distances look short on the map, but mountains slow you down. Allow extra time for any drive that crosses a pass or valley.
Where Our Seven Homes Are
All seven of our Austrian homes are listed on our Austria page. Here's how they're placed by their listings:
- Chalet Altaura — Kitzbühel
- Opulent Hideaway — Kitzbühel
- Chalet Aurora — Kitzbühel
- Chalet Harmonie — Kitzbühel
- The Edelberg Estate — Kitzbühel, set in the Tyrolean Alps near the town
- Villa Edelsee — Lake Wörthersee
- Villa Belvue — Lake Wörthersee
Kitzbühel sits in the state of Tyrol, though our Tyrol page doesn't list homes directly; the Kitzbühel chalets appear on the Austria page instead. We don't currently list homes in Salzburg itself, but Salzburg Airport is the usual arrival point for the Kitzbühel chalets.
Kitzbühel: Alpine Chalets for Winter and Summer
Kitzbühel is one of the Alps' best-known mountain towns, with a historic center, ski slopes rising above it and meadows and forest all around. Our five chalets here sit outside the town center, and their listings place them roughly five to eight kilometers from the nearest ski lifts and the local golf course.
The Edelberg Estate
The Edelberg Estate is set in the Tyrolean Alps near Kitzbühel, surrounded by forested slopes and mountain views. It's made up of a main chalet and a guest chalet, built in classic Tyrolean style with natural wood and stone. The main house has its own indoor swimming pool and sauna, the guest chalet's wellness area includes a hot tub, and there's a ski room, a study and a gym. Its listing describes direct access to hiking paths, ski slopes and meadows, which makes it a natural year-round base.
Chalet Altaura
Chalet Altaura is, according to its listing, one of Kitzbühel's newest properties. Its private spa is the centerpiece, with an indoor pool and waterfall, a sauna, a hammam and an ice and snow crystal fountain. There's a wine-tasting room and a bar, two dining rooms, a cinema and a children's activity area, and the service includes a professional chef, a butler and daily housekeeping. It's one of our most family-friendly villas in the Alps, with a dedicated children's suite and a nanny room.
Opulent Hideaway
Opulent Hideaway sits in a quiet neighborhood with panoramic windows and several terraces looking out over peaks and forest. A connected guest chalet adds space for visiting family, and the spa includes a color-therapy plunge pool, a whirlpool area, a sauna and a glass steam room. Fireplaces run throughout the house, and there's a wine cellar and an elevator.
Chalet Aurora
Chalet Aurora looks out toward the Wilder Kaiser range and the rooftops of Kitzbühel, according to its listing. Its heated outdoor pool is designed for use in both summer and winter, and the ground floor holds a wellness area with a sauna and steam bath, a wine cellar and a multimedia room. The top-floor living room and kitchen open onto a balcony framing the mountain views.
Chalet Harmonie
Chalet Harmonie blends contemporary design with Tyrolean elements and sits a short drive from both the town center and the lifts. It has two living areas, a TV room with a piano and a wellness area with a sauna and steam room. Large terraces face the surrounding peaks. Its listing includes concierge support and daily housekeeping, and it's a comfortable choice for families who want space without a large estate.
Lake Wörthersee: Lakefront Villas for Summer
Lake Wörthersee lies in Carinthia, in the south of Austria, near the city of Klagenfurt. It's one of the country's best-known summer lakes, with clear water and mountain views, and it feels very different from the Tyrolean Alps: softer, sunnier and built around swimming and boating.
Villa Belvue
Villa Belvue sits on the shore of Lake Wörthersee with uninterrupted views of the water and the sunset. A private elevator links the parking area and every level of the house to the lakefront, where there's a secluded private beach with a pier, sun loungers and a boathouse. Each of its three levels has a spacious terrace, and inside you'll find a sauna, a hot tub, a gym and air conditioning throughout. Service includes a private chef and butler, and our listing places Klagenfurt Airport about 18 kilometers away.
Villa Edelsee
Villa Edelsee sits directly on the shore of the lake, with its own private shoreline, a boathouse and a boat dock. Spacious terraces, a sauna, a home cinema and a gym round out the house, and its listing notes a golf club about 1.4 kilometers away. Like Villa Belvue, it comes with a private chef and butler, and it suits families and groups who want a peaceful lakeside summer.
When Is the Best Time to Visit Austria?
The best time to visit depends on where you're staying. For the Kitzbühel chalets, winter and summer are both excellent, for different reasons. For the Wörthersee villas, summer is the season.
- Winter (December to March): Ski season in the Alps. Kitzbühel is lively and snow-covered, and chalets with indoor pools and spas come into their own after a day on the slopes.
- Spring (April to May): A quieter in-between season. Snow lingers at altitude while the valleys turn green.
- Summer (June to September): Hiking, mountain biking and golf around Kitzbühel, and swimming and boating on Lake Wörthersee.
- Autumn (October to November): Golden larches and cooler, crisp days in the mountains, with fewer visitors.
If you're traveling with children, school holidays will shape your dates. The Christmas and New Year weeks are the most sought-after time for chalets, so we suggest planning those well ahead.
How to Get There
Most of our guests fly into Salzburg or Munich for the Kitzbühel chalets. According to our listings, the chalets are about 80 kilometers from Salzburg Airport and around 163 kilometers from Munich International Airport. Private transfers make the arrival easy, especially in winter when roads may be snowy.
For the Wörthersee villas, Klagenfurt Airport is the closest, around 18 to 20 kilometers away according to our listings. Many guests also combine a lake stay with a drive through the country, though the mountain routes take time.
Once you're settled, a car or private driver is the most practical way to explore. Our concierge team can arrange transfers, ski passes, guides for hiking and anything else you need for the stay.
Which Austrian Villa Is Right for You?
The right home depends on the trip you're planning. Here's how we usually guide first-time visitors:
- For a ski holiday with a full spa at home, choose a Kitzbühel chalet such as Chalet Altaura.
- For a year-round mountain base with room for extended family, consider The Edelberg Estate, with its separate guest chalet.
- For a summer of swimming and boating, look to the lake, where Villa Belvue has its own private beach and pier.
- For a family who wants a simpler chalet, Chalet Harmonie is a comfortable choice close to the town.
Why a Private Villa Makes Sense in Austria
Austria's mountain and lake landscapes are best experienced from a private home. In the Alps, a chalet gives you a warm, quiet place to come back to after a day outdoors, with a sauna, a fire and a chef-prepared dinner waiting. On the lake, a villa with its own shoreline turns every afternoon into a swim and every evening into dinner on the terrace.
For families and groups, the difference is even greater. Everyone has their own space, children have room to play and meals become shared moments rather than restaurant bookings.
We've been placing guests in luxury holiday villas since 1979. Every home in our collection is personally inspected before it joins, and before each stay we check again, so the home you arrive at matches the one you chose.
Exploring Beyond Your Villa
From Kitzbühel, the wider Tyrolean Alps offer endless hiking, mountain lakes and villages to explore. The Schwarzsee, a small lake near the town, is about eight to nine kilometers from the chalets according to our listings, and makes an easy outing on a summer afternoon.
Around Lake Wörthersee, the Pyramidenkogel observation tower and the city of Klagenfurt are within a short drive, according to our listings. The lake itself is the main attraction, though, and many guests spend most of their days on the water.
For a broader trip, Salzburg and its historic old town are an easy addition to a Kitzbühel stay. And if Austria is part of a longer European journey, our Europe collection includes homes in Italy, France, Greece, Croatia and beyond.
Living Well in the Alps: What a Chalet Stay Feels Like
A day in a Kitzbühel chalet tends to follow a gentle rhythm. Mornings start with breakfast and mountain views, followed by skiing in winter or a hike in summer. Afternoons often end in the spa, with a sauna or a swim before dinner. Evenings are for the fire, a glass of wine and a meal prepared by your chef.
That rhythm is what sets a chalet apart from a hotel. There's no rush to make a dinner reservation, no shared spa, and no need to plan around anyone else's schedule. For families, it means children can play while the adults relax, and for groups it means everyone can gather in one place at the end of the day.
