A First-Timer's Guide to Cupecoy, Sint Maarten
Cupecoy is the western corner of Sint Maarten where the island's coastline turns dramatic: ochre limestone cliffs, small sandy coves at their feet and an open view of the sunset. For a first-timer, it offers something rare on the Dutch side, a quiet, residential base that's still only minutes from the airport, the marinas and the French border.
That combination is why we suggest Cupecoy to guests who want the sea at the door without the busier scenes elsewhere on the island. Here's what to know before you go.
Where Is Cupecoy?
Cupecoy sits on the western shore of Sint Maarten, the Dutch southern side of St. Martin. It lies at the low western end of the island, close to the border with French Saint Martin, where the Dutch side gives way to the private estates of Terres Basses.
For anyone still asking where St. Martin is, the island lies in the northeastern Caribbean, shared between France in the north and the Kingdom of the Netherlands in the south. Princess Juliana International Airport is on the Dutch side, and according to our listings it's under 4 kilometers from the villas we feature in Cupecoy. Maho Beach, where planes pass low on their final approach, is under 3 kilometers away.
What First-Timers Should Know About Cupecoy
A few things tend to surprise guests on a first visit:
The cliffs are the landmark. Limestone bluffs, shaped by the sea over time, frame the shoreline and give Cupecoy its character. Homes sit above or beside them rather than on a long, flat beach.
The beach changes with the sea. Cupecoy Beach is small, and the amount of sand at the foot of the cliffs can shift with swell and season.
Sunsets are the main event. The coast faces west, so the late-afternoon light on the rock is the best of the day.
It's residential, not a resort strip. Gated communities and private homes set the tone.
Everything is close. Simpson Bay's marinas and restaurants, the shops around Maho and the French side are an easy drive away.
What a Day in Cupecoy Feels Like
Days here start slowly. Mornings are for the pool and the terrace, when the cliffs are still in shade and the water below is often at its calmest. By midday, many guests head out, perhaps to the lagoon for a boat trip or across the border to the beaches of the French side.
The afternoons belong back at the villa. As the sun lowers, the limestone turns gold and then rust, and the walk down to the sand becomes the best part of the day. Dinner can be a short drive to Simpson Bay, or a private chef at home, which our concierge can arrange.
When Is the Best Time to Visit Cupecoy?
December through April is the most reliable season, with dry weather and steady trade winds. These are the busiest months on the island, and the holiday weeks book earliest. Late April, May and early December are quieter, with much of the same sunshine.
The Atlantic hurricane season runs from June 1 to November 30, with the greatest risk from August through October. Summer stays call for flexible plans and insurance that clearly covers named storms.
Where to Stay: Our Villas in Cupecoy
Both of our homes in Cupecoy sit within Shore Pointe, a gated community beside Cupecoy Beach, and both are among the luxury villas on the beach that make this corner worth choosing.
Villa Bahari is listed as beachfront, with direct access to the sand. An expansive terrace and private pool face the sunset, and a private hot tub sits on the terrace of one of the suites. The villa is also listed as wheelchair accessible.
In the same enclave, Etoile de Mer is a bright, contemporary home steps from Cupecoy Beach. Its pool terrace has a covered lounge and dining area with a retractable awning, and floor-to-ceiling glass doors bring the sea into the living room. A dedicated workspace suits guests who need to stay connected.
Each is a fine example of vacation rentals with pools that still keep the beach close. Every home we represent is personally inspected, and each stay is checked again before you arrive.
Planning Your First Villa in St. Maarten
A first villa in St. Maarten is easiest when the base keeps arrival simple, and Cupecoy does exactly that. We'd suggest a week, enough to settle into a beachfront rhythm at a home like Villa Bahari and still explore the rest of St. Martin, from Marigot's market to a day sail to St. Barths.
Our concierge can arrange airport transfers, provisioning before you arrive and boat days from Simpson Bay. If you prefer to keep the trip simple, the beach, the pool and the sunset are enough on their own.
